EnPark

Dubai is setting the pace in planning a community that embraces high sustainability values.

In keeping with the Ruler of Dubai’s directive to develop only ‘green’ buildings, EnPark will be one of Dubai’s first master planned communities to embody sustainability principles. These principles cover land use, urban design, buildings and open spaces.

EnPark will be an integrated residential, business and recreational community of approximately 43,000 people (including 6000 residents) covering 80ha and focusing on sustainable lifestyles, knowledge and technology.

GHD was commissioned by TECOM Investments to prepare the EnPark master plan and was able to provide a ‘one-stop-shop’ service using a team of urban designers, architects, engineers, environmental scientists, landscape architects and GIS specialists from the Middle East and Australia.

The project scope included:

  • Site parcelisation and land use allocation
  • Precinct establishment
  • Population estimates and demographic breakdown
  • Facilities and services demand analysis
  • Preparation of infrastructure master plan
  • Environmental impact review and analysis
  • Transport planning and road layouts design
  • Traffic generation impact analysis and assessment including vehicle circulation, access, and parking requirements
  • Urban, architectural and landscape design guidelines
  • Three-dimensional massing, renders and sketches
  • Plot development details, including setback, height and access points for each plot
  • Development staging and implementation

The master plan features elements such as highly effective and efficient public transport, a connected pedestrian network, dedicated cycle ways, a car-free zone, an integrated water-wastewater-district cooling irrigation-solid waste management system and urban agriculture.

The EnPark design philosophy is to combine functionality, feasibility and aesthetics in an urban environment focussed on sustainability in a package that satisfies the needs of business, employees, residents and visitors. These principles are embodied in the Science, Arts, and Nature Precincts. Each precinct has been created with a particular architectural and urban character, but in harmony with the other precincts, to provide for a high quality, healthy and balanced lifestyle.

With features such as a central activity and showcase plaza and a naturalised buffer area surrounding the community, EnPark incorporates sustainable and environmentally friendly design that is practical and functional.
