Design and innovation were the main criteria for
this commercial development that breaks new ground
in building sustainability. GHD architects have succeeded
on a project that has received 5-star Green Star and
Australian Building Greenhouse
Rating (ABGR) ratings.
Innovation Place is a 20-storey building with a gross floor area
of 28,400sq m and a floor plate of approximately 1300sq m. The
space includes a three-level basement parking for 143 cars, a
three-storey high podium, cafe, office areas and car parking entry
and loading dock.
The design breaks new ground for a commercial space with
panoramic windows incorporated to capture the outstanding views
over Sydney Harbour. Importantly too, it addresses all Council
concerns for a tower that is highly articulated.
Innovation Place was constructed with 5-star Green Star and ABGR
ratings to utilise the latest for energy reduction features. The
project has also been awarded a 4-star Green Star – Office As Built
v2 Certified Rating, making it an industry leader in
environmentally sustainable design. Key features include:
- Chilled beam air-conditioning system and dedicated outside air
plant
- Low resistance air distribution plants
- Sensor control of car park ventilation
- Sophisticated building management systems for plant
optimisation
- Building maintenance unit at roof level to provide access to
all the facades for cleaning and maintenance
The development stands as a landmark for for the north
Sydney CBD. High quality materials and finishes were used
throughout the building, both externally and internally. The
facades of the tower were constructed of tinted double-glazing,
powder-coated aluminium framing and pre-finished aluminium
composite panels. The podium facades are clad in natural stone
panels, with frameless glazing to the entries and office areas.
Because Innovation Place is a commercial development
adaptability of the space was important. As a result, office levels
in the tower can be used as one tenancy or divided into up to six
tenancies. Structural provision has also been made for a section of
floor slab to be removed and interconnecting stairways provided to
join more levels.
The layout and finishes of Innovation Place have become a
benchmark for new commercial buildings.
Innovation Place won the 2008 Association of Consulting
Engineers Australia (ACEA) Awards for Excellence, Gold Merit Award
for Building Services and was submitted as an entry for the 2009
Property Council of Australia (PCA) Innovation & Excellence
Awards.
