GHD was contracted by Canberra’s Land Development
Agency to carry out a planning study to assess the suitability
of a site for residential care accommodation. Subsequently, GHD was
engaged to prepare a preliminary assessment (PA) with draft
lease and development conditions (L&Ds) and associated
reports for a proposed aged care facility. The facility
would consist of 100-bed hostel/nursing home and 150 aged
persons units with recreation facilities for residents and
guests.
The PA and L&Ds were prepared in accordance
with the Land (Planning and Environment) Act 1991 and
outlines and templates provided by Australian Capital Territory
Planning and Land Authority. With advice from the Commonwealth
Department of Ageing, the design was based ‘ageing in place’. This
is a concept whereby residents stay in one place
to receive various levels of care without the need to move to
another facility.
GHD’s role in the project incorporated the
following tasks:
- Preparation of a planning report to assess the
suitability of the site for residential care accommodation
- Community consultation
- Preparation of a PA
- Preparation of L&Ds
- Preparation of a planning control plan
- Preparation of prescribed conditions
- Preparation of a site servicing report and
traffic report
- Information for LDAs information brochure on the
site and proposed development
