Craggy Ridge Estate

Craggy Ridge Estate is a proposed eco-tourism and residential development that centres on environmental and community sustainability. Located in Tasmania’s north, the development site is an elevated plateau affording 360 degree views of the Tamar Valley and surrounding area.

GHD was initially approached by the client, Craggy Ridge Estate Pty Ltd, to perform planning and investigative tasks. As the client’s vision developed, the project scope was progressively broadened and the client took advantage of GHD’s full complement of services. The desired outcome of this first stage of the project was a Development Application for presentation to the West Tamar Council.

The proposed Craggy Ridge Estate Development includes the following elements:

  • Lodge and conference centre with 17 rooms, restaurants, conference rooms, a cellar and function room, tour booking desk and gift shop
  • Organic vegetable garden and fruit orchard to supply produce to the lodge
  • Airwalk with a viewing platform
  • 5kms of nature walks
  • Tourist accommodation cabins including 20 high end cabins, 20 couples cabins and 20 family cabins
  • Interpretation centre showcasing the Tamar Valley and its history
  • Lifestyle residential cluster of 40 private dwellings
  • 25 acre wild life reserve
  • Lake and wetlands system to accept and treat recycled water for reuse
  • Vineyard and olive orchard with wine and olive oil tasting facility
  • Pavilion containing barbeques and function centre
  • Amphitheatres for entertainment and functions.
  • Wellbeing centre offering a range of treatments and spa facilities

In order to prepare the Development Application for submission to Council, GHD undertook the following:

  • Project management
  • Master planning
  • Environmental investigations (flora/fauna)
  • Geotechnical investigations
  • Civil, dams and earthworks design
  • Architectural concepts and drawings
  • Landscape architecture and urban design
  • Traffic and transport planning
  • Town planning
  • Infrastructure design including energy and water reduction principles
  • Community consultation


In accordance with the client’s desire to create a community asset, the process of community consultation formed a critical aspect of the project and significantly informed the planning outcomes. Opportunities for community engagement and participation were sought through various means, most significantly through a two-day Community Open Day attended by 250 people.

GHD’s community consultation efforts were recognised when the team was presented with the 'Public Engagement and Community Planning' award at the Planning Institute of Australia (Tasmanian Division) 2011 Awards for Excellence.

The Craggy Ridge Estate Development Application has been approved by West Tamar Council and is now in the hands of the Tasmanian Planning Commission. GHD continues to provide regular updates to the community on the progress of the development, with ongoing feedback informing what will become the Craggy Ridge Estate.
