South West 1 Enterprise Park and Berrinba Wetlands

When Logan City Council purchased a former sand mine adjacent to council land at Browns Plains in 2003, it was run down and neglected. Although re-vegetated, the area was a haven for feral fauna and weeds, and was used as a dump for old cars and rubbish.

Today, the 120ha South West 1 (SW1) Enterprise Park and Berrinba Wetlands is an environmental and enterprise precinct showcase with recreational facilities, and natural bush and wetlands.

The vision for the AUD$40 million project was to:

  • Develop an environmentally-sustainable enterprise park to generate new knowledge-based job
  • Rehabilitate the bush and wetlands areas protecting the local fauna and flora
  • Develop first class recreational areas and educational facilities that provide a usable transition between the business area and the bush and wetlands

SW1 is a 40ha enterprise estate overlooking the 80ha Berrinba Wetlands. The estate has a mixed industry business area with a focus on knowledge-based industries. All allotments are serviced with access to potable water, sewerage, electricity and high-speed data cabling, and have provision for purified (recycled) water. SW1 is designed to attract clean, green tenants, act as a template for developing future enterprise sites, and become a place where people feel proud to work.

The Berrinba Bush and Wetlands provide local residents and SW1 tenants with a kiosk and conference centre, and provision for a restaurant and recreational facilities including an interpretive centre.  Access is provided through boardwalks, walking and cycling trails.

The project differed from standard construction practice because it set a new direction in environmentally sustainable development – both in the way it was designed and in the way the biodiversity values of the conservation/recreation park were protected and enhanced.
